Showing Policy
It is the policy of The Swan Agency Sotheby’s International Realty to give our sellers a minimum of 24 hours notice of a showing of their property. This is not to say that we will not contact you with requests for under 24 hours but we will have told the potential buyers that we may not be able to accommodate an appointment with less notice. Suffice it to say that your property should be in as much of a showing condition as possible while it is listed but we will certainly understand if anything less than 24 hour notice is unacceptable.
It is further the policy of our company to touch base with all sellers who have their property shown within 24 hours of the showing either by note, phone call or e-mail. Very often we will not have much to report as most sophisticated buyers will not give much information in hopes of keeping their interest and thereby their bargaining position confidential. This is especially true when buyers have their own agent working for them who has most likely advised them to offer little information. Nevertheless, we will contact you with at least our impressions of the showing as we know how frustrating it can be to not know how things went.
The best showings are those when the house is unoccupied except for the potential buyers and the agents. Sufficient time should be given so that the buyers are comfortable and can picture themselves living in the home. There are always reasons why this can not be and our associates will do their absolute best to accommodate unavoidable situations.
The bottom line is that it is your property and you are in the driver’s seat; however, your broker is the professional. Depend on them to give you the best advice about what will work best and when you need to make adjustments to make sure that your property is shown in the best way possible.
